26. Canceling and Disabling of Listings.

26.1. Annual Subscriptions. All listings are sold to run the full term that is chosen by the member. Annual subscriptions (one year) can be cancelled at any time. Cancelling a listing will not disable the listing unless it is cancelled during the first thirty (30) days of service.  Upon cancellation, a listing will continue to run through the end of the term in which it was cancelled. When a listing is disabled it is no longer visible on the site.  No refunds or extensions of time are available for disabled listings.  Refunds for one year and two year listings are only available for your first listing cancelled during the first thirty (30) days of service. No refunds are available for one year or two year listings on your second or subsequent listings. Please take this into account prior to adding additional yearly listings or upon renewal of your yearly listing. Refunds do not apply to timeshare units OR in cases where the property is offered for rent less than 6 months of the year. If you are dissatisfied with your initial annual subscription (one year or two year listing) for ANY REASON during the first thirty (30) days of service, we will cancel your listing and send you a full refund.

To request a refund, please Contact us at support@homesvacation rentals.com .Upon renewal of your yearly listing, such listing will remain online for one full year without refund.

26.2. We reserve the right to refuse in our sole discretion any advertisement submitted to us either through our online submission process or sent to our offices for us to load or post onto the Site. We may refuse to publish the advertisement for any reason, and each current or prospective member expressly agrees to release and hold us harmless from any loss or liability that may arise from such a decision.

26.3 If, in our sole discretion, any member submits unsuitable material to our Site or into our database, persistently misuses the Site or our online systems, or is in material breach of these Terms, we reserve the right to remove immediately such member's property from the Site without refund.

26.4 If we become aware of or receive a complaint from any person or entity regarding a member's listing or rental practices that, in our sole discretion, warrants the immediate removal of such member's allegedly offensive listing from the Site (for example, and without limitation, if a member double-books a property for multiple travelers on the same date, or engages in any practice that, in our sole discretion, would be considered unfair within the vacation rental industry, or if we receive a complaint that any listing's content infringes on the rights of a third party), then we may immediately remove the allegedly offensive listing from the Site without notice to the member and without refund while we investigate the basis for the complaint. If we conclude, in our sole discretion, that any such complaint is meritorious, then we may permanently remove the offensive listing from the site without notice to the member and without refund.

26.5 If any member is in breach of these Terms or its obligations to us then we may immediately remove such member's listing from the Site without notice to the member and without refund.

27. Payment.

27.1. General. Payment for subscriptions must be made in U.S. Dollars paid either by major credit card or debit card, or a bank made in U.S. Dollars .We do not store your credit card information on our servers, and we do not keep credit card numbers on any server in any file or database, rather, we will recall your credit card information from our payment provider when and if needed for any auto-renewal of your subscription.

27.2. Automatic Renewal. for any subscription paid for via credit card, such subscription shall automatically renew at the expiration of the then-current term for an additional term of the same duration as the initial term and at the then-current non-promotional subscription rate. This automatic renewal feature allows your service to remain uninterrupted at the expiration of your then-current term. If you do not wish for your subscription to be automatically renewed, you must manually cancel your subscription in your Owner Dashboard at any time prior to expiration of the then- current term. Upon any such manual cancellation, your subscription will remain active through the expiration of your then-current subscription term; however your subscription will not be automatically renewed upon the expiration of your then-current term. If your subscription is cancelled at the end of your then-current subscription term for any reason and you thereafter desire to renew your subscription, you will be required to pay the then-current non-promotional subscription rate to activate a new subscription. If you do not cancel your subscription or if you continue to use our subscription service, you re-affirm and authorize us to charge your credit card at the end of each subscription term for an additional term of the same duration as the initial term and at the then-current non-promotional subscription rate. You agree to be responsible for any such charges, and we reserve the right to obtain payment directly from you if necessary. You must cancel your subscription before it renews in order to avoid billing of subscription fees for the renewal term to your credit card.

 

 

NOTICE TO ALL RENTERS AND ADVERTISERS - You are responsible for conducting your own investigation regarding any and all claims made by prospective renters or vacation property owners or agents. You assume all liability for use of any information you find in any Homesvacationrentals.com publication. The operators of Homesvacationrentals.com assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all Homesvacationrentals.com ads are created directly by the property owners, some Homesvacationrentals.com advertisers are acting as agents or managers for the owners.
Renters are aware that each property sets its own refund policies- Homesvacationrentals.com recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense. Homesvacationrentals.com is not responsible for the refund of rental fees for any reason.
None of the information contained in any Homesvacationrentals.com web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party.
Property Owners - If the operators of Homesvacationrentals.com are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither Homesvacationrentals.com or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. Homesvacationrentals.com does not guarantee that the Homesvacationrentals.com web site will be available 100% of the time. This Agreement shall be construed in accordance with the laws Argentina

NOTICE TO ADVERTISERS - Membership Cancellation Policy
Homesvacationrentals.com listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, etc.) Homesvacationrentals.com is only able to offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings.
Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance.
PROPERTY OFF THE MARKET
If you wish to remove your rental property from the market, we can temporarily inactivate the Homesvacationrentals.com listing and reactivate it at a future date during your paid annual term. Your Homesvacationrentals.com listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).
PROPERTY SOLD
If you sell your property, you can transfer your Homesvacationrentals.com listing to the new property owner for a one time listing transfer fee (normally paid by the new property owner). NOTE: No refund will be given, however, existing and new members are encouraged to come to a fair division of fees amongst themselves.
SELLING A Homesvacationrentals.com LISTING
Warning to potential purchasers and sellers of Homesvacationrentals.com listings (we're talking about the sale of the listing, not the sale of the property - you can of course offer to sell your property): Since a property owner can create a new listing of their own at anytime, Homesvacationrentals.com does NOT endorse or approve of the sale or bartering of the Homesvacationrentals.com listing unless the property being advertised is also sold to the same party. Any listing which is advertised for sale or which we determine has been sold is subject to immediate cancellation without notice and without refund. Please do not offer to sell or purchase a Homesvacationrentals.com listing without transferring the property at the same time.
ONE PROPERTY in ONE LOCATION
Homesvacationrentals.com listings are designed to advertise ONE PROPERTY in ONE LOCATION.  Each listing may only relate to one specific property. The property in a listing may not be substituted by another property.
SPAMMING POLICY
Note: Homesvacationrentals.com does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) Homesvacationrentals.com reserves the right to cancel (without refund) any member that  mentions Homesvacationrentals.com or any of its associated websites, URLs, or any associated Homesvacationrentals.com email address in any SPAM e-mail message or Usenet posting. Homesvacationrentals.com is the sole judge in determining what constitutes SPAM.
RENTAL INQUIRIES
It is the goal of Homesvacationrentals.com to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by Homesvacationrentals.com prior to delivery to Homesvacationrentals.com members. Inquiries may be read by Homesvacationrentals.com staff members. Despite our filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of Homesvacationrentals.com filtering efforts.
Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and Homesvacationrentals.com cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. Homesvacationrentals.com, at its own discretion, may supply to potential renters the direct e-mail address and or phone number of Homesvacationrentals.com  advertisers for the purpose of making a rental inquiry.
MEMBERSHIP POLICIES
Homesvacationrentals.com reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the Homesvacationrentals.com web site, it becomes the property Homesvacationrentals.com and its affiliated sites and may not be copied from the Homesvacationrentals.com web site without written permission.
LOCAL RULES AND REGULATIONS
Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.
ACCEPTABLE CONTENT
